Number 1 is the LOCATION – Location affects your value more than anything else. A house on a culdesac will always garner more money than one on a busy road. Others things to consider when you’re looking at locations is their proximity to schools, power lines, landfills, and major highways. You can always change a home on the inside. But you can’t do anything about it’s location so choose wisely!
Number 2 is the LAYOUT and CONFIGURATION – The rooms and flow of the house have to make sense or it could negatively affect your value. A more open layout has been favored in recent years but as more people continue to work from home, the need for doors on offices become a factor to consider.
Number 3 is RENOVATIONS and ADDITIONS – Doing minor upgrades such as painting or replacing cabinets, updating plumbing and lighting fixtures, fresh paint, and new flooring can go a long way. Adding an additional bedroom will also push your house up into a higher price category.
