Gainesville Virginia Real Estate – Gainesville is the central location between Bristow and Haymarket. The area saw its most growth in the 90s with the construction of many new communities. Linton Hall Road, which connects Routes 29 and 28, was widened to 4 lanes making commutes to Northern Virginia slightly easier. For the most part Gainesville remained a bedroom town until the early 2000s. That is when Peterson Companies launched Virginia Gateway which introduced shopping opportunities in Gainesville. Atlas Walk and The Promenade now include more than 120 retail shops, restaurants, hotels, and service-oriented businesses. The Promenade is anchored by a 14 screen state of the art movie theatre. With shopping and dining easily seen from Routes 29 and 66, Gainesville is a magnet for people looking for homes close to the convenience of the Virginia Gateway. Bridlewood – Bridlewood is a community of approximately 440 homes. There are single-family homes as well as townhomes in the neighborhood. The builder was Birchwood out of New York. This neighborhood was built between 1994-2000. There is a community pool, tot lots, basketball and tennis courts, and a clubhouse. Townhouses are priced from $350K-$390K and single-family homes are in the upper $400Ks-mid $500Ks.
Brookside – Brookside has one section that connects to Bridlewood and another that is located just off Glenkirk Road. The Brookside community consists of about 240 detached single-family homes built by Richmond American. They can buy memberships to the Bridlewood pool but do not have any community amenities of their own. This helps keep their HOA dues low. The homes here were constructed in the 1980s-1990s.
Broad Run Oaks – Broad Run Oaks was built between 2002-2006 and has a little under 400 homes, all of which are detached single-family homes. They have tot lots, basketball and tennis courts, and a newer pool. This community connects to Virginia Oaks and is located just off Glenkirk Road. The builders in Broad Run Oaks were Ryland and Richmond American.
Ellis Mill Estates – Ellis Mill has 90 homes that were built by K. Hovnanian and SYG, which is a local builder. This community is located between Glenkirk Road and Rollins Ford. The homes were constructed between 2011-2013 and they do not have any community amenities.
Glenkirk Estates – Glenkirk Estates is a larger community of almost 600 houses and was built over more than a decade. The first homes were built in 2004 and construction continued up until the past couple of years. NVR, Drees, Washington Homes, Beazer were the primary builders. There are tot lots through the neighborhood and a pool with clubhouse. Glenkirk is located between Glenkirk Road & Rollins Ford and the new section is the east side of Rollins Ford backing up to Linton Hall Estates and Morris Farm.
Heathcote Commons – Heathcote Commons is a townhome/condo community located between Route 29 and Catharpin Road (if you’re new to the area, that’s Cat-harp-in) just off Heathcote Blvd. There is a newer shopping center with a Harris Teeter grocery store, 7-11, nail salon, within walking distance of the community. This location is also very convenient to One Life Fitness and some medical buildings and just a short drive to the Novant Health Hospital on Heathcote. Builders are Ryan Homes and Stanley Martin.
Heritage Hunt – Heritage Hunt is one of the first active adult communities we saw in Prince William County. This sprawling neighborhood is located between 29 and Catharpin Road off Heathcote Blvd. This is a gated community with condos, attached villa homes, and detached single-family homes. The amenities are endless! There is a huge clubhouse with a restaurant, ballroom with a stage, craft rooms, wood-working rooms, a pro-shop for the golf course, indoor and outdoor pools, and tons of activities. You can stay as busy as you want to be! The builders were Lennar and Patriot/US Homes and all of the floorplans offer main level living with master bedrooms on the main level.
